Floor Refinishing Results in Rockwood

What You Get When It's Done Right

You walk back into a room that feels completely different. The scratches are gone. The dullness is gone. What’s left is the wood you remember—or maybe better than you remember.

Most of our clients in Rockwood are dealing with floors that are 20, 30, sometimes 40 years old. The wood itself is still solid. It just needs proper sanding, staining if you want a fresh tone, and a finish that’ll hold up to real life. That’s what refinishing does when it’s done with the right equipment and experience.

You’re not just getting a cosmetic update. You’re extending the life of your floors by decades. You’re increasing your home’s value—typically by thousands of dollars. And you’re doing it in a fraction of the time and cost of tearing everything out and starting over.

The process we use is dustless, which means you’re not spending the next week wiping down every surface in your house. Most jobs are done in a day. You’re back on your floors within 24 hours, and furniture goes back within a few days depending on the finish.

Rockwood Hardwood Floor Refinishing Experts

Two Decades in Virginia, One Focus

We’ve been refinishing hardwood floors across Virginia since before dustless systems were standard. Dave Emmerling started this company with one goal: do the work right, keep the mess down, and show up when you say you will.

We’re not the biggest operation. We’re the one that still answers the phone, shows up for the estimate on time, and treats your floors like they’re going into our own house. Over 80% of our work comes from referrals—people who’ve had us in their home and told their neighbors, friends, or realtor about the results.

Rockwood homes have character. Many were built in the ’80s and ’90s with quality hardwood that’s worth preserving. We’ve worked on floors in this area long enough to know what holds up and what doesn’t. Our BBB A+ rating and Virginia contractor license aren’t just credentials—they’re proof we’ve been doing this long enough to get it right consistently.

Our Hardwood Floor Refinishing Process

Here's What Happens From Start to Finish

First, we come out and look at your floors. Not every floor needs a full sand. Some just need a buff and coat—a lighter process that freshens the finish without going down to bare wood. We’ll tell you what yours actually needs, not what makes us the most money.

If you do need a full refinish, we start with hardwood floor sanding. We use dustless equipment that captures 99% of the dust at the source. You’ll see some fine particles in the air, but nothing like the traditional process that coats your entire house.

Once the floor is sanded smooth, we can apply stain if you want to change the color or go darker. If you’re happy with the natural tone, we skip that step. Then comes the finish—usually two or three coats depending on the product and the traffic your floors see.

We use low-VOC finishes that don’t fill your house with fumes. You can stay in your home during the process. The smell is minimal. The dry time is faster than older products, so you’re not tiptoeing around for a week.

Most projects in Rockwood wrap up in one day. You’re off the floors for about 24 hours, then you can walk on them in socks. Furniture and rugs go back after three to five days, depending on the finish we used.

What's Included in a Refinishing Job

Every refinishing project starts with a full assessment. We check for loose boards, gaps, water damage, or structural issues that need addressing before we sand. If something needs a repair, we handle it—or we’ll tell you if it’s beyond what refinishing can fix.

The sanding process removes the old finish and any surface damage—scratches, stains, minor dents. We’re not removing much wood, just enough to get down to a clean, even surface. Then we seal and protect it with a finish that’s designed for foot traffic, pets, furniture, and the wear that comes with actually living in your home.

In Rockwood, we see a lot of oak floors—red oak and white oak—which refinish beautifully. We also work with maple, cherry, hickory, and heart pine in older homes. Each species takes stain a little differently, and we’ll walk you through what to expect if you’re changing the color.

If your floors don’t need a full sand, a buff and coat might be the smarter move. This process lightly abrades the existing finish, then adds a fresh topcoat. It’s faster, less invasive, and costs less. We only recommend it when it makes sense for the condition of your floors—not as a shortcut.

How long does hardwood floor refinishing take in Rockwood?

Most refinishing jobs are completed in one day. That includes sanding, staining if you’re doing it, and applying the finish coats.

You’ll need to stay off the floors for about 24 hours after we’re done. After that, you can walk on them in socks or soft shoes. Furniture and area rugs should stay off for three to five days, depending on which finish we used and how much traffic the space gets.

If your project involves repairs—like fixing loose boards or filling gaps—that might add a few hours to the timeline. We’ll give you an accurate estimate after we see the floors in person. The dustless process we use doesn’t add time. It actually makes cleanup faster because there’s no thick layer of dust to deal with afterward.

Refinishing typically costs a fraction of what you’d pay to replace your floors—usually somewhere between $3 and $5 per square foot, depending on the condition and the finish you choose.

A full replacement, by comparison, runs $8 to $15 per square foot or more when you factor in removal, disposal, new materials, and installation. If your floors are structurally sound, refinishing is the smarter financial move.

We don’t give quotes over the phone because every floor is different. Wear patterns, previous finishes, wood species, and room layout all affect the price. We come out, measure, assess the condition, and give you a transparent estimate with no surprises. If a buff and coat will get you the results you want, we’ll tell you that too—it costs less than a full refinish and still delivers a dramatic improvement.

Not with the equipment we use. Our dustless sanding system captures about 99% of the dust right at the sander, so it never gets into the air or settles on your furniture, counters, or vents.

You’ll see a little fine dust in the room we’re working in—it’s impossible to capture every single particle—but it’s nothing like the traditional process that leaves a film over your entire house. Most of our clients are surprised by how clean the job site stays.

We also seal off the work area when possible and clean up thoroughly before we leave. You won’t need to spend days wiping down baseboards or washing curtains. The dustless process is one of the main reasons clients choose us, especially if they’re living in the home during the work or have respiratory sensitivities.

Yes. Staining lets you go darker, warmer, cooler, or even gray if that’s the look you want. We’ll show you samples and explain how your specific wood species will take the stain.

Oak stains predictably and offers a lot of flexibility. Maple is harder and less porous, so it can look blotchy if the stain isn’t applied carefully—we use a wood conditioner first to get an even result. Cherry and heart pine have strong natural tones, so staining them requires a different approach.

If you want to go lighter, that’s trickier. You can’t bleach wood lighter with stain—you’d need a chemical bleaching process, which we don’t typically recommend. But you can choose a very light natural finish or a whitewash effect that tones down the existing color. We’ll talk through what’s realistic for your floors during the estimate.

If the wood is solid and the damage is only on the surface, refinishing is almost always the right call. You save money, save time, and keep the original floors that are probably higher quality than what you’d install new today.

Refinishing makes sense when you’re dealing with scratches, dullness, worn finish, light stains, or color you want to change. It doesn’t make sense if the boards are rotted, warped beyond repair, or if there’s structural damage underneath.

We’ve seen floors that looked terrible—decades of wear, deep scratches, pet stains—that came back beautifully after refinishing. We’ve also seen floors that needed replacement because the damage went too deep. We’ll give you an honest assessment. If refinishing won’t get you the results you’re hoping for, we’ll tell you that up front. But in most cases, especially in Rockwood homes built in the last 40 years, the floors are worth saving.

No. You can stay in your home while we work. The dustless system keeps the mess contained, and the low-VOC finishes we use don’t produce the strong fumes that older products did.

You’ll smell the finish—it’s not odorless—but it’s not overwhelming. Most clients go about their day in other parts of the house without any issues. If you have severe chemical sensitivities, you might want to plan to be out for the day we apply the finish, but that’s rare.

The bigger consideration is noise. The sanding equipment is loud, so if you work from home or have young kids who nap, you might want to plan around that. But you don’t need to pack up and stay somewhere else. We’ve done plenty of projects where the homeowner was upstairs or in another room the whole time.
