When a full refinish is the right call
If your floors have deep scratches, gouges you can feel underfoot, dark water stains, or a finish that's checked and worn through in traffic paths, a screen-and-recoat won't be enough. A full sand-and-refinish takes your floor down to raw wood, addresses everything underneath, and sends it back to you looking better than the day it was installed.
What the process looks like
We seal doorways with plastic, run our Dust Containment System, and progressively sand from a coarse grit down to a fine one — usually three passes. We fill nail holes and gouges, address minor board repairs, then apply your chosen stain and two or three coats of finish depending on the product. Floors are typically walkable in socks the day after the final coat and back to normal use in about a week.
Finishes we install
Water-based polyurethane (fast cure, low VOC, keeps the wood's natural color), oil-modified poly (traditional amber warmth), and penetrating hard-wax oils for a matte natural look. We'll walk you through samples on your own floor before you commit.

How long will my floors be out of use?
You can walk on the floors (in socks, no shoes or pets) the day after the final coat. Full cure — furniture back, rugs down, pets running — is typically 5–7 days depending on the finish product.
Will it be loud and messy?
Loud, yes — sanders are sanders. But our Dust Containment System captures fine particulate at the source, so your home stays clean and your air stays clean. We seal off the work area and clean up meticulously each day.
How many times can a hardwood floor be refinished?
Solid hardwood can typically handle 4–6 full sand-and-refinishes over its life. Engineered hardwood depends on wear-layer thickness — we'll check yours before quoting a full sanding.
