A great refinish starts with a great sand. We use professional-grade drum, edge, and buffer sanders, progressive-grit sequences, and our Dust Containment System to prep your floor for a flawless finish.
Why the sanding step matters more than the finish
Every visible flaw in a refinished floor — swirl marks under the light, uneven color absorption, sander drum lines running with the grain — comes from a sanding mistake. Nobody notices a good sand; everyone notices a bad one. We sand with the same care whether the floor is going under a light hand-wax oil or a bulletproof commercial polyurethane.
Our sanding sequence
We progress through 3–4 grits, from coarse (36 or 40) to fine (100 or 120), depending on the wood's condition and the finish going on top. Edger and detail sander for corners, closets, and against baseboards. Final buffer pass with a fine screen to eliminate any drum marks. Every step vacuumed and tack-clothed.

Do you offer sanding without refinishing?
We can — some homeowners want to sand and finish themselves. We'll get your floor to a paint-ready state and hand it off. Most people prefer we handle the whole process so there's a single point of accountability if anything goes wrong.
How much sanding does an old floor take?
Depends on the finish thickness, the wood species, and any damage underneath. Original 100-year-old heart pine often only needs a light 60-grit start; a floor with 40 years of built-up polyurethane and shoe polish needs a 36-grit aggressive start. We tell you before we quote.
