What Your Floors Look Like After We're Done

The scratches from moving furniture are gone. The dull spots where sunlight faded the finish have disappeared. The water stains near the entryway—erased.

Your floors reflect light again. They feel smooth under your feet instead of rough or splintered. When you walk across them, you’re not wincing at every scuff mark or thinking about how much a full replacement would cost.

If you’re planning to sell, you’re looking at one of the highest-return investments you can make. Buyers in Virginia consistently pay more for homes with refinished hardwood—it’s one of the first things they notice and one of the last things they forget. If you’re staying, you get to enjoy floors that actually match the rest of your home again instead of looking tired and worn down.

This isn’t about making your house look good for photos. It’s about walking into your living room and not immediately seeing everything that’s wrong with your floors.

Elko Hardwood Floor Refinishing Experts

Two Decades Refinishing Floors Across Central Virginia

We’ve been working in and around Elko for over 20 years. We’re not a franchise that showed up last year—we’ve been restoring hardwood floors across the Richmond area since before dustless sanding was standard.

Most of our work comes from repeat customers or referrals. That happens when you show up on time, finish the job in the timeframe you promised, and leave floors that actually look better than expected. We don’t upsell services you don’t need, and we don’t disappear after the deposit clears.

Elko homeowners deal with the same things we see everywhere in Central Virginia: older homes with original hardwood that’s been neglected, water damage from storms or plumbing issues, and floors that have been “maintained” with the wrong products for years. We’ve seen it all, and more importantly, we know how to fix it without replacing boards that don’t need replacing.

Our Hardwood Floor Sanding Process

Here's Exactly What Happens When We Refinish Your Floors

First, we move furniture out of the way or work around what you can’t move. Then we run our dustless sanding equipment across every inch of your floor—this removes the old finish, scratches, and surface damage without coating your house in sawdust. The vacuum system captures 99% of dust at the source.

Once the floor is sanded smooth, we screen it to prep the surface. This step matters more than most people realize—it’s what allows the new finish to bond properly instead of peeling up in six months.

Then we apply the finish. Most jobs get two coats of commercial-grade polyurethane that’s designed to handle foot traffic, pets, and everyday wear. We’re not using the stuff you’d buy at a big box store—this is the same finish you’d find in hotels and office buildings where durability actually matters.

The whole process usually takes one day. You leave in the morning, we work through the day, and by evening your floors are done. You’ll need to stay off them for 24 hours while the finish cures, but that’s it. No week-long projects, no sleeping somewhere else, no drawn-out disruption.

About Buff and Coat

Buff and Coat Services in Elko

What's Included When We Refinish Your Hardwood

You get the full refinishing process: dustless sanding, screening, and two coats of finish. We also handle minor repairs—filling small gaps, fixing loose boards, addressing minor water damage that doesn’t require full board replacement.

If your floors need staining, we do that too. A lot of Elko homes have red oak or white oak floors that were never stained or have faded to an uneven color. Staining brings consistency back and lets you choose a tone that actually matches your home’s style instead of living with whatever the previous owner picked in 1987.

We also offer buff and coat services for floors that don’t need full sanding. If your hardwood is in decent shape but the finish is worn, we can buff the surface and apply a fresh coat in a few hours. It’s faster and cheaper than full refinishing, and it adds years to your floor’s life.

Virginia’s humidity does a number on hardwood—especially in older homes without modern HVAC systems. We see a lot of cupping, gaps that open in winter, and finishes that break down faster than they should. Part of what we do is assess whether your floors need refinishing or if there’s an underlying moisture issue that needs addressing first. No point in refinishing floors that are going to buckle again in six months.

How much does hardwood floor refinishing cost in Elko, VA?

Most refinishing jobs in Elko run between $3 and $5 per square foot, depending on the condition of your floors and the size of the area. A typical 500-square-foot living room and hallway usually falls in the $1,500 to $2,500 range.

That price includes sanding, screening, and two coats of finish. If you need staining, add another dollar or so per square foot. Repairs—like fixing water-damaged boards or filling large gaps—are extra, but we’ll tell you exactly what those will cost before we start.

The biggest factor in cost is condition. Floors that haven’t been maintained in 15 years take longer to sand and may need more prep work. Floors with deep scratches or pet damage require extra attention. We give free estimates specifically so you know what you’re paying before we touch your floors.

Most jobs are done in one day. We start in the morning, and by late afternoon your floors are finished. You’ll need to stay off them for 24 hours while the finish cures—that’s the hardest part for most people.

After 24 hours, you can walk on them in socks. After 48 hours, normal foot traffic is fine. Wait about a week before putting furniture back or putting down rugs. The finish continues to harden over the next 30 days, so avoid dragging heavy furniture or putting down rubber-backed mats during that time.

If you need to move furniture back sooner, we can work with you on timing. Some customers have us do one room at a time so they’re not displaced from their entire house. It takes a bit longer overall, but it’s manageable if you can’t leave for a full day.

Refinishing means we sand down to bare wood and start over. Buff and coat means we lightly abrade the existing finish and add a fresh coat on top. Refinishing fixes deep scratches, stains, and damage. Buff and coat refreshes floors that are worn but not damaged.

If your floors haven’t been touched in 10+ years, you probably need refinishing. If you’ve kept up with them and just want to restore the shine, buff and coat is faster and cheaper—usually done in a few hours, and you can walk on them the same day.

The test: if you can feel scratches with your fingernail, or if there are areas where the finish is completely gone and the wood is exposed, you need refinishing. If the floor just looks dull or has minor surface wear, buff and coat will handle it.

Not with our equipment. We use dustless sanding systems that capture dust at the source with industrial vacuums. You’ll see a little fine dust around the edges of the room, but nothing like the coating-every-surface situation you’d get with traditional sanders.

We also seal off doorways with plastic to contain what little dust does escape. Most customers are surprised at how clean their house stays during the process. You’re not spending the next week wiping down every surface in your home.

That said, if you have severe allergies or respiratory issues, it’s still smart to stay out of the house while we’re working. The dust containment is excellent, but it’s not a hermetically sealed clean room. We just make sure you’re not dealing with a disaster when we leave.

Depends on how bad it is. Surface stains from water sitting on the finish can usually be sanded out during refinishing. If water soaked into the wood and caused black staining or cupping, we may need to sand more aggressively, but it’s often fixable without replacing boards.

If the boards are warped, buckled, or rotted, replacement is the only real option. We’ll tell you upfront if that’s the case. The good news is that we can often replace just the damaged section and blend it in during refinishing so you can’t tell where the repair was made.

Pet urine is trickier. If it’s soaked through the finish into the wood, sanding can help, but sometimes the stain goes too deep. We’ve had success with most pet damage, but there are cases where the wood is too far gone. We’ll assess it during the estimate and give you realistic expectations.

You don’t have to, but most people choose to. The sanding equipment is loud—not unbearable, but you’re not going to sit in the next room and work from home comfortably. And even with dustless systems, there’s still some odor from the finish as it dries.

If you’ve got pets, they should definitely be out of the house. The noise stresses them out, and you don’t want them walking across wet finish. Kids are fine as long as they’re not in the work area, but again, most families just make it a day trip and come back when we’re done.

We work efficiently. You’re not dealing with a multi-day disruption where contractors are in and out of your house all week. One day, and it’s done. That’s one of the biggest reasons people choose refinishing over replacement—it doesn’t take over your life for weeks.
